BUSHWICK — A listing that hit the market Thursday describes a sixth-floor walk-up as “staircase-forward,” a phrase the broker said highlights the apartment’s commitment to arrival.

The 312-square-foot residence includes what the copy calls passive air conditioning, which an open house attendee identified as a window, and a flex kitchen-bath environment, which is a sink that can see the shower and has chosen, bravely, not to comment.

“You’re not just getting square feet,” the broker told a group of four people standing in a space that was briefly five people and then, by mutual instinct, three. “You’re getting a point of view.” The point of view is of a brick wall that has been there longer than the scaffold on the front page and has not, as of press time, been landmarked.

Asked whether the stairs might be a drawback, the broker said the climb “edits out” anyone who is not serious about the neighborhood. One prospective renter said she was already serious and would still like an elevator, or at least a landing where a person could remember why they came upstairs.

The apartment is available immediately, for a number the listing describes as “in line with the moment.” The moment, like the train, is running a little long. ◆
